Texas Affordable Housing is giving 5% in Housing Assistance to Teachers, Firefighters and Policemen and it does not need to be paid back. They have also lowered the interest rate to 3.75% for those who qualify

Key Features
Texas Affordable Housing Teacher, Policeman and Fire Fighter Bond Program is designed to help qualified home buyers purchase a home by:
Providing a fixed-rate loan with down payment and closing cost assistance.
The grant does not have to be paid back
Loans under this program will be made on a first-come first-serve basis
to qualified first time home-buyers obtaining their loan through
a participating Lender. (Like Chris Cook from Town Square Mortgage)

♦ Two Main Benefits to the Homebuyer:
3.75% fixed mortgage rate.
5.00% down payment and closing cost assistance grant.
For example, on a $100,000 loan amount, you get $4000 in assistance
Anywhere in Texas
♦ How a Teacher, Policeman or Firefighter Qualifies:
1) Must be a Full time employee in one of the three mentioned Jobs that can be well documented
2) Homebuyer must be a first-Time Home-Buyer
Homebuyer cannot have owned a home in the last three years
as their primary residence. An Exception is Veteran (VA Loan)
3) The Household combined income cannot exceed:
$69,200 for 1-2 occupants
$79,580 for 3 or more occupants
4) The purchase price of the home must not exceed
the maximum limits of $247032
5) Homebuyer must occupy the home as their principal residence.
6) Homebuyer must apply through a participating Lender. (Chris Cook)

♦ 7) Cost for the program is 1.00% Origination Fee and 1.00% Discount Fee.
Plus normal and customary loan setup fees.
♦ 8) FHA, VA and USDA loans only.
♦ 9) Can be utilized with city and/or county DPA Programs
10) Homebuyer must attend an 8 hour First time home-buyers Workshop
